When sourcing tenants we focus on selecting the best candidates utilising our vast applicant base and comprehensive national marketing.

We are careful that “move in” is smooth and 100% legally compliant. We have at our immediate disposal a skilled team of maintenance contractors but are also happy to work with any other preferred contractors. We provide market leading digital inventories, conduct regular inspections, arrange EPCs, and all deposits are secured via the DPS (Deposit Protection Service).

We can also provide a tenant find only service if you wish to self-manage.

Anti-Money Laundering Regulations (AML)

We are required by law to conduct anti-money laundering checks on all those selling or buying a property. Whilst we retain responsibility for ensuring checks and any ongoing monitoring are carried out correctly, the initial checks are carried out on our behalf by Lifetime Legal who will contact you once you have agreed to instruct us in your sale or had an offer accepted on a property you wish to buy. The cost of these checks is £60 including VAT, which covers the cost of obtaining relevant data and any manual checks and monitoring which might be required. This fee will need to be paid by you in advance of us publishing your property (in the case of a vendor) or issuing a memorandum of sale (in the case of a buyer), directly to Lifetime Legal, and is non-refundable. We will receive some of the fee taken by Lifetime Legal to compensate for its role in the provision of these checks.

Company Viewing Policy

As a company we prioritise proceedable applicants when arranging viewings and reserve the right to restrict viewings for the least proceedable applicants.

Peak viewing times - 5pm weekdays and all-day Saturday.

Off-Peak viewing times - Monday to Friday before 5pm.

1. If you have nothing to sell or are sold subject to contract (proceedable), you are able to view during both peak and off-peak viewing times, and priority will be given to arranging your viewing(s)

2. If you are on the market, but yet to agree a sale for your property (not proceedable) you are able to view during off peak viewing times.

3. If you are not on the market and not within our geographical patch (TR7/8/9) we are not able to offer you a viewing at this time but would be very happy to assist once you fall into either of the above two categories.

4. If you are not on the market with a home to sell within our geographical patch (TR7/8/9) we are both happy to arrange viewings and also offer a free no obligation valuation of your home.
