A CHARACTERFUL SIX BEDROOM EDWARDIAN HOME WITH HUGE POTENTIAL THROUGHOUT AND STUNNING COUNTRYSIDE VIEWS. ANNEX AND PARKING.
LOCATION: St Columb Minor is a village on the north coast of Cornwall. At one time St Columb Minor used to be the main settlement in the area but it has now been encroached upon by its larger neighbour, Newquay. It still boasts a thriving and welcoming community, centred around a beautiful 15th century church with beaches accessible on foot, popular local parks and sought-after schools nearby. Parkenbutts is right at the heart of St Columb Minor and has stunning countryside surrounding it.
SUMMARY: Nestled at the bottom of a no through road and in an incredibly popular area within St Columb Minor is this stunning six/seven-bedroom semi-detached Edwardian property. The property needs a certain level of refurbishment but boasts stunning characterful features throughout and beautiful views.
The current owner has lived within the property since the 1970’s, using the property in various ways over the time including a guest house, the accommodation is super flexible throughout and is incredibly spacious.
Principally you access the property through the front porch which leads into the inner hallway. The floor is laid to stunning original Minton style tiles, again a beautiful characterful feature. The living room is positioned to the front of the property with a bay window to the front and cast-iron open fireplace. There is a further door to the garden room to the side. The garden room needs refurbishing but could provide a sunny space to take in the surrounding gardens.
There is then a separate dining room which has views to the side and rear courtyard, there is another fireplace and hatch open to the kitchen. The kitchen is to the rear of the property and has as range of wall and base units with roll top work surfaces over, inset sink and drainer unit and an electric oven with gas hob. There is recess which would have originally featured a range cooker/heating system with a wooden surround. This could be a stunning feature within the room. There is a wall mounted gas combi boiler. Within the kitchen there is also a fitted cupboard which originally would have provided access through to the annex/guest area. The floor is laid to original patterned tiles.
The first floor is over two split levels with a rolling curved banister connecting the areas. The landing gives access to a storage cupboard, four of the bedrooms, two being very good-sized doubles and the other two being singles. There is a separate WC and main family bathroom.
There are further steps leading to the second floor where there are two further double bedrooms, each of these have fantastic countryside and village views. The bedroom to the front benefits from plenty of built-in wardrobe/storage space.
To the rear of the property there is an annex which was previously used as a guest house which could be accessed through the kitchen. The annex has its own separate entrance through the garden and has an open plan kitchenette/dining/living space. There is an inner hallway which accesses the master bedroom and shower room.
Externally there are front and rear gardens. To the front is an enclosed lawn area with a path to the front door. The rear is primarily used as a courtyard and is laid to patio.
NO ONWARD CHAIN.
WHAT WE LOVE: This property is all about the potential, it could easily be modernised throughout to make the most of the character features making it a stunning example of an Edwardian style property.
